These terms are the agreement between you and [company name], NIPC [number], [address], Portugal ("Domivio", "we") for the use of the Domivio app and website. By creating an account you accept them. How we handle your data is in our privacy policy.
Domivio is a place to find, list and discuss property in Portugal: to buy, rent, sell, let or invest. It brings buyers, renters, sellers, landlords and investors together and gives them tools to talk, make offers, arrange viewings and follow a deal.
Domivio is not a party to any sale or tenancy. It does not act as an estate agent for anyone, does not hold deposits or other money for a deal, and charges no commission on sales or rentals. The promissory contract (CPCV), the deed (escritura) and any lease are made between the people involved, with their own lawyers, notaries or other professionals. [Lawyer to confirm Domivio's position under the real estate mediation rules.]
Area prices (from INE), price estimates, yields, tax notes, guides and calculators are general information to help you prepare. They are not legal, tax, financial or valuation advice, and they can be out of date or wrong for your case. Answers and texts produced by AI are labelled and can be wrong; check them before you rely on them. Before you sign anything or pay, take advice from a qualified professional.
Some investment details are shown only to investors who unlock a listing. When you unlock one, you agree to keep the seller's detailed information confidential and to use it only to assess that opportunity. Figures entered by a seller are the seller's own; Domivio checks some documents but does not guarantee the figures.
Buyers and renters use Domivio free. Sellers will pay a monthly subscription (EUR 4.50 for up to 10 listings, EUR 10.50 unlimited, VAT [included or not — confirm]). During the test no one is charged. When paid plans start, we will show the price and the terms before you subscribe, payment is handled by Stripe, and you can cancel any time from Profile → Subscription; the plan then ends at the end of the period already paid. [Lawyer: right of withdrawal for consumers and any other consumer-law terms.] Investor unlocks and the DomivioInvest subscription are free during the test; prices are not set.
We check listings, automatically and by hand, and anyone can report a listing. Where something breaks these terms we may, depending on how serious it is: ask for a correction, limit publishing for a time, pause a listing, remove it, or suspend the account when it is serious or repeated. We tell you why, unless the law or a safety reason prevents it, and you can reply to privacidade@domivio.pt [or a support address] if you think we got it wrong.
Domivio is being tested before its launch. Features can change, be added or be removed, and the app may sometimes be unavailable. We will do our best to keep your data safe and the app working, but we cannot promise it will always be available or free of errors.
Each user is responsible for what they publish and how they act. Domivio is not responsible for the content of listings, for what users say or do, or for whether a sale or tenancy goes ahead. Nothing in these terms limits any responsibility that the law does not allow to be limited, or your rights as a consumer. [Lawyer to set the limits of liability.]
You can delete your account at any time in Settings → Delete my account (an open deal must be finished or marked as fallen through first). We may suspend or close an account that seriously or repeatedly breaks these terms.
These terms are governed by Portuguese law. If you are a consumer you keep the protection of the law of the place where you live. For a complaint, write to us first. You can also use the electronic complaints book (Livro de Reclamações) or an alternative dispute resolution body [lawyer to name the competent entity].
When these terms change we update the version and date at the top and tell you in the app before the change applies to you. Questions: privacidade@domivio.pt.
